“Graded” versus “solved” is the difference that costs money. A graded model asks you to type in a loan amount and then tells you the resulting DSCR. A lender does the opposite: it applies LTV, DSCR and debt yield tests and lends the smallest of the three answers. In the sample deal shipped with our model, the difference between those two approaches is $1,193,281 of equity the buyer had not planned for.

The second difference is occupancy. Physical occupancy counts units, square-foot occupancy counts space, economic occupancy counts money. A 5×5 unit earns roughly 2.5× the rent per square foot of a 10×30, so a facility at 90% by unit count is not at 90% by revenue. One documented case runs 94% physical against 78% economic. Every model in the table above except ours reports a single occupancy figure.

Why the utility line matters more than the cap rate. Every source in this category asserts that private utilities discount a park's valuation. None of them quantifies it. An on-site treatment plant runs $40 to $60 per lot per month, plus a capital reserve at least equal to the operating cost, plus $1,000,000 or more to replace. On a 100-lot park that is $120,000 a year — roughly $1.7M of value destroyed against an otherwise identical city-sewer park. Pricing it as a line item is more useful than asserting a vague cap-rate penalty.

The submetering case has a fee most calculators omit entirely: RUBS recovers 60% to 80% of the utility bill, submetering recovers more and cuts consumption 20% to 30%, and the third-party billing service charges $3 to $8 per site per month against that recovery, permanently.

There is no price-per-square-foot table in our kit, deliberately. The trade forums are right that a generic price chart is worthless, because it was built for somebody else's truck, somebody else's insurance and somebody else's market. What is in the kit instead is a cost-base solver, and the one table worth printing: at a 20% margin, a 10% discount costs you half the profit.

When you should not buy from us

You already have your own operating benchmarks. Then you are paying us for arithmetic you can get free. A.CRE's self-storage model is excellent and costs $0. Take it.

You run commercial janitorial, not pressure washing. Swept gives away twenty templates covering the entire category, plus a free bid calculator. Buy nothing.

You need residential deep-cleaning checklists. Jobber publishes an ungated twelve-checklist PDF and Housecall Pro publishes roughly twenty-nine free templates.

You need a partnership waterfall. None of the models in this comparison builds one, ours included. Deal-level returns are an input to your waterfall, not a substitute for it.

Two counter-signals we are not going to hide

Net new pressure washing businesses are declining — roughly 8,000 new entrants in 2024, about 6,000 in 2025, and 4,000 to 5,000 projected for 2026. The startup cohort in that trade is shrinking about 25% a year. Our kit is positioned for established operators chasing commercial accounts precisely because of that.

Written SOPs are culturally unpopular in the trade. A forum thread on employee checklists drew “I'm glad I don't work for you” and “If they use them and something goes wrong you are to blame.” Both reactions are real. The counter-argument is 65% to 85% annual employee turnover, and the fact that the commercial account will ask you for the book whether or not you like writing one.

Questions people ask

What is the best self-storage underwriting model in 2026?

It depends on what you are missing. If you already know what a facility costs to run, A.CRE's free model is the best value in the category at $0. If you do not, none of the $119 to $149 paid models will tell you either — they ship the same empty institutional shell. The sourced benchmarks are the only thing that differs.

Is there a free mobile home park underwriting model?

Four free web calculators exist and none is a multi-year Excel model. The best stops at three years with no infill, no park-owned-home conversion, no utility recovery and no reversion. One of them says so on its own page: a rough number tells you whether to keep looking, not what to offer.

Is there a free pressure washing SOP kit?

No. That is the finding, and it is unusual — adjacent trades are full of free templates. In pressure washing the only paid option is $250, 70 documents, delivered partly by post.
